7-22 Systems Ltd is an ecological construction business, based in the Southern Isles of the Outer Hebrides. It has been formed by experienced Uist-based Architects, in response to the practical and design challenges of delivering best value, high quality, environmentally sustainable buildings.

7-22 Systems produce an architect-designed building system, suited to small to medium sized construction projects and provide a turn-key Design and Build construction service. The 7-22 System utilises off-site prefabrication of pre-insulated components, offering a new way to build better.

We have the expertise to deliver one off bespoke houses, multi-house and mixed use developments for island and rural communities, worker housing, community projects, commercial units and tourism accommodation - all to market leading ecological standards from a team with a proven track record of delivering projects throughout the Scottish Highlands and Islands and beyond.

Our Work

Croft House - Isle of North Uist

We designed and built a 2 bedroom croft house on the shores of a sea loch in North Uist, Outer Hebrides.

Our design took advantage of fine views and maximised natural light in a north facing site. Achieving excellent thermal comfort and attention to detail in the plywood lined finishes.

The team overcame a site with 3m deep peat in places, utilising pier foundations through recycled oil drums to keep as much peat in the ground as possible, reduce our concrete usage and minimise ground disturbance.

House and Sauna - Isle of North Uist

Award winning studio house and sauna, with a large gable window framing the spectacular sea view. Our client wanted a modern, striking mini house with a sauna to bring the Scandi lifestyle to Uist.

It took just 2 weeks for the buildings to be wind and watertight utilising our unique building system. For this project, both the structural components and the cladding panels have been prefabricated in our Uist workshop to provide greater quality control.

Internally, each component has been designed and built by our team to provide a beautiful and flexible interior.

This project won the Best Use of Timber at the 2024 Highlands and Islands Architecture Awards, and was shortlisted for Best Small Building.

Coastal House - North Uist

Currently under construction, this modern house cantilevers over the tidal rocks in Grimsay, North Uist, with the spaces designed to reveal the fine views of the Uist coastline, and Rum and the Cuillin Ridge to the east.

Robert

Robert Fraser is one of our founders at 7-22 Systems. He has been a practicing Architect for 37 years and based in Uist since 1992. He studied at Robert Gordon's Institute of Technology in Aberdeen and has practiced in Shetland and the central belt of Scotland. With diverse experience in the private and public sector throughout the Western Isles, he has a deep understanding of cultural and environmental context, the challenges of climate, the local building industry and the statutory considerations which impact upon design.

Energy efficiency and low carbon design have always been central to Robert's work. He is well-informed in this fast-changing field with a wealth of practical knowledge of the innovative technologies and construction methods which work best in our exposed coastal environment.

Robert sets high standards for himself, the wider Design Team and Contractors. He is closely involved throughout the design and procurement process, priding himself on attention to detail, while retaining a strong project overview and management role. 

Outwith work Robert is mostly to be found outdoors - with a lifelong a passion for the sea and sailing, he loves exploring the intricate coastline in his kayak or venturing further afield by RIB. On land he is an active crofter.

Alex

Alex has lived and worked on Uist since 2016. He is the second of our founders at 7-22 Systems, and brings valuable technical knowledge, design experience, and presentation skills to the team. Alex has worked as Architect on several community, commercial, domestic and master planning projects, through feasibility, concept design and technical design stages. His design ethos is to create buildings which are moulded to the user’s lifestyle, sensitive to their setting and enhance the environment.

Alex has notable experience prior to moving to the Outer Hebrides working for IBI Group as Project Architect for the new Lightbox @ the Library, part of the award-winning town centre regeneration for Barnsley; within the architectural team for the award-winning redevelopment of Kirkgate Market, Leeds; and on a commercial and industrial development for Skanska which secured BREEAM Outstanding Status.

Outwith practice, Alex is passionate about all things outdoors, and can be found cycling, walking or swimming when he isn't on the croft with his young family.

Janice

Janice Fraser, Architectural Designer and our 3rd founder at 7-22 Systems, gained her Masters Degree at the Mackintosh School of Architecture. After qualifying she practiced in Glasgow until a move to Uist in 1993 prompted a change of direction, for some years, into EU funded rural development work. Janice brings her creative strengths in the aesthetics of design and an understanding of the challenges and opportunities for development in remote and fragile communities.

Janice draws creative inspiration from the powerful forms of the Hebridean landscape. She explores its colours and textures through photography, hand drawing and has completed the Printmaking module of the NC course in Art and Design, delivered through the UHI North Uist campus at Taigh Chearsabhagh. 

Ronald John

Ronald John brings a wealth of experience as a joiner and craftsmen to the company, alongside being an active crofter. He has recently been awarded an MBE for his work at the Grimsay Boat Shed over a number of years, keeping the local tradition for boatbuilding alive.

He brings the tradition of marine joinery to each project, with an eye for detail and the technique to finish each project to the highest standard.
